"CLEVELAND It took some imagination to picture comfortable living rooms, kitchens and bedrooms in each loft condominium when 30 mph gusts sent sheets of snow through the building's 10th floor.

By the end of the one-hour tour, the cold made it difficult to speak. Despite the tough conditions, 80 construction workers were making progress on the Avenue District's 10-story loft condo building at East 12th Street and St. Clair Avenue downtown. . . ."

"Nearly 16 months into building the Avenue District neighborhood, it appears that Nathan Zaremba's bet that downtown residents want to own homes - and not just rent them - might pay off.

The Cleveland developer has sold a dozen townhomes along Superior Avenue, where the first handful of residents moved in late last year. Of the 58 or so lofts rising at St. Clair Avenue and East 12th Street, about 29 are spoken for - including penthouses priced between $835,000 and $1.2 million. . . ."

Loft and Penthouse Construction at 1211 St. Clair - Dec. 26, 2007

Construction photos from Dec. 26, 2007 show progress at 1211 St. Clair Ave. in downtown Cleveland, future home to 50 elegant lofts and eight penthouses.

Foundation work continues on the parking garage and other underground construction, while the first phase of installation of mechanical, electrical, and plumbing equipment and risers is underway on the lower levels.



The new photos also show early-stage progress on the building skin, including: brick, stone, metal, panels and windows.





The buck hoist can also be seen climbing the east end of the 10-story building.

The Avenue District Site 1: Construction Milestones for December 2007

Throughout the next month, construction of The Avenue District Building 1 at 1211 St. Clair Ave. is expected to reach the ninth floor. The foundation of the parking garage and other underground construction will continue throughout the month. The first phase of installation of mechanical, electrical, and plumbing equipment and risers, will start at the lower levels.

Simultaneously with the interior mechanical work, installation will start on building skin materials, including: brick, stone, metal, panels and windows, at the lower levels. Weather will play a major role in progress as the winter months approach.


On Nov. 29, the Plain Dealer featured a construction photo of Site 1 with the headline “Up Against the Wind.” The color photo appeared in the middle page B10 of the Metro Section, with the caption reading: “Despite Tuesday’s windy weather, ironworkers continued work on The Avenue District…”

1211 St. Clair Ave. - 2nd Floor Construction Video

Work has progressed to the 2nd floor at 1211 St. Clair Ave. Check out the brief video below taken on Friday, Sept. 21.



The 10-story building, at the intersection of East 12th Street and St. Clair Avenue in downtown Cleveland, will include 50 elegant lofts (floors 3-8), eight penthouses (floors 9-10) and up to 9,000 square feet of retail (floors 1-2).

The Tower Crane is Coming

The Avenue District's Building One at 1211 St. Clair Ave. is set to go vertical!

The tower crane will arrive onsite the week of Aug. 27 to begin superstructure and core work on the 10-story building that will include 50 elegant lofts (floors 3-8), eight penthouses (floors 9-10) and up to 9,000 square feet of retail (floors 1-2).

The tower crane (see sample drawing below) will reach an elevation of 254 feet. The jib height is 165 feet and the boom extends 196 feet horizontally.

About The Avenue District

Construction is underway on 78 housing units in The Avenue District – 50 lofts and eight penthouses on Site 1 at East 12th Street and St. Clair Avenue, and 20 townhomes on Site 3 at Rockwell Avenue and the newly created East 15th Street.

The first townhome buyers on Site 3 are scheduled to move in this fall, with occupation of lofts and penthouses at 1211 St. Clair Ave. set for fall 2008. Master plans call for 426 for-sale units.

Units range in price from approximately $235,000 (1,200 square feet) to $370,000 (2,100 square feet) for townhomes; approximately $232,390 (900 square feet) to $900,000 (2,500 square feet) for lofts: and approximately $750,000 (1,800 square feet) to more than $1,000,000 (2,700 square feet) for penthouses.
